13th Avenue Station
Location: The R Line between I-225 and residential areas to the east, with station platform located in the center of a parcel of RTD-owned south of RTD's East Metro Bus Facility
Parking: 250 commuter spaces
Vision: The Fitzsimons-Colfax and 13th Avenue Station Area Plan identifies a vision of transit-oriented housing and office uses in this area that take advantage of proximity to the Anschutz Medical Campus and Toll Gate Creek. The undeveloped land at this station could be designed with developments that front onto Toll Gate Creek.
Zoning: TOD zoning is available in this area, and properties not zoned TOD can be rezoned at no cost to the property owner.
Other Land Details: In addition to the RTD-owned parcel, a 15.4 acre parcel of undeveloped land exists south of Toll Gate Creek.
Connectivity: The city improved pedestrian access to the station via a new pedestrian bridge across Toll Gate Creek at the terminus of 13th Avenue west of I-225. This enhanced the existing trail system that connects several area neighborhoods and schools, and the planned Toll Gate Creek trail that will connect to Sand Creek Park and the Sand Creek Greenway Trail.
Recent Progress: The city conducted the 13th Avenue Multimodal Mobility Study to gather feedback from the community and stakeholders on how to improve safety for all travelers along this corridor.
What's New: Some exciting new development opportunities await at the Colfax and 13th Avenue light rail stations, near the intersection of Colfax Avenue and Interstate 225. But to unlock these opportunities, the city must update its 2009 station area plan for this area.
