The Westerly Creek Village area, which includes the Stanley Marketplace, is redeveloping as envisioned in the Westerly Creek Village Community Plan. This area features a mix of shops, restaurants and businesses as envisioned in the plan, which was developed several years ago following community meetings and extensive planning efforts.
As this vision continues to take shape, we are working hard to maintain stable neighborhoods, retain existing residents and enhance the quality of life for people who live there right now while also allowing for responsive new development.
Stanley Marketplace
More than 50 restaurants, shops and other services have opened at this food-centric, community-inspired marketplace in the old 22-acre Stanley Aviation campus near East 25th Avenue and Dallas Street. Find out more on the Stanley Marketplace website. Gotham Greens, a fresh produce and food company, built a flagship greenhouse adjacent to Stanley Marketplace that is now open, as is LuBird's Light inclusive playground. The Stanley Apartments are under construction.
Central Park Aurora
Central Park Aurora (formerly Stapleton Aurora) features 322 single-family (attached and detached) homes south of 26th Avenue between Fulton and Moline. The development also will include completion of the park planned east of Westerly Creek and west of the two-acre park at 26th and Fulton.
Why Westerly Creek Village? Here's why.
- This area is a prime location for new development for all types of mid- to better uses. It's located in an urban renewal district connecting the northwest Aurora and Central Park neighborhoods, and situated on one leg of the "opportunity triangle" connecting Central Park, the Anschutz Medical Campus and Lowry.
- Ground-up and reuse opportunities big and small are available for housing, retail and mixed use, including creekside development. Affordable real estate is still available.
- Strong, growing demographics are ideal for young professionals and families. Historic renovations and older property/building conversions make up much of the development potential.
- The area boasts excellent connectivity to downtown Denver, the Denver Tech Center and Denver International Airport via major highways and public transportation.
Westerly Creek Village Urban Renewal Plan
The Aurora City Council adopted the Westerly Creek Village Urban Renewal Plan in 2013, and it was amended twice in 2015. The second amendment created two new tax increment financing (TIF) areas for the Central Park Aurora project.
