Manufactured home

Every manufactured housing park is to be inspected on a regular basis and is required to meet the following guidelines:

  • Current business license is required.

  • On-site office or shelter with a copy of city and state licenses, permits (if applicable), name, address and telephone number of the owner/manager posted on a sign at least 18 x 24 inches is required.

  • Clean and sanitary conditions of the park.

  • Landscape maintained and any dead vegetation removed.

  • A sign within 25 feet of the entrance indicating the name and address of the park, including a map with a general layout of the park and the location of each manufactured housing unit according to the address number.

  • Clear and distinguishable housing numbers on each unit.

  • General zoning codes (i.e., outdoor storage, exterior maintenance, trash/debris and unlawful vehicles) are enforced.

In addition to the above general guidelines, additional guidelines for mobile home parks in existence since Jan. 1, 1997, shall also apply:

  • All units must have a minimum of 10 feet between the sides of any two units, eight feet between the side of any unit and the end of any other unit, and six feet between the end of any two units.

  • All units must have a minimum of 10 feet from the exterior boundary of the park, except that all existing setbacks as of Jan. 1, 1997, are granted legal nonconforming status.

  • A detailed plan to achieve space and setback requirements shall be on record as of Jan. 1, 1998.

  • Accessory structures must meet separation distance of five feet from any structure unless it is made of noncombustible material which is required to be a minimum of three feet. All noncombustible structures built prior to Jan. 1, 1997, are exempt by means of nonconforming status.

  • Storage sheds are to be located behind the middle of the rear side yard and not occupy more than 50 percent of the total yard.

  • Storage sheds may not exceed eight feet in height.

  • No more than two storage sheds are allowed.

  • No shed more than 120 total square feet in total or combined is permitted.

  • No sheds are permitted on a corner lot where it would abut a street or access road.

  • All propane tanks in excess of 20 gallons are to be protected within an approved shield around the tank.

  • No fence in excess of 42 inches shall be located between the main entry door and the nearest street or access road unless it was lawfully in existence as of Jan. 1, 1997.

  • Access roads are required to be a minimum of 15 feet wide. Curves on roads shall be 15 feet wide for single lane traffic and 28 feet wide for two-way traffic.

  • Access roads are to be maintained in good condition.

  • Certification/data labels are to be placed on every trailer.

  • General condition of the park including walks, sanitary control, sewage disposal, garbage disposal, water supply, electrical, anchorage, skirting, steps must be maintained. Note: decks and stairs 30 inches and over requires a permit.

  • Trash/debris, individual trash service (if applicable), outside storage and unlawful vehicles are the responsibility of the renter.
